A New HQ for a Longstanding Client

We were delighted to be appointed once again by one of London’s most distinguished investment managers—this time, to source and secure a new London headquarters as they prepared to leave their long-held Mayfair base, which we proudly acquired for them nearly two decades ago.

Following a wide-reaching search and countless viewings, we carefully curated a shortlist of the capital’s most impressive options. But one building quickly rose to the top: the newly redeveloped Metcalf Building on Pall Mall, nestled in the heart of St James’s, right beside the iconic RAC Club.

Originally under offer in its entirety, the Metcalf Building appeared to be just out of reach—until a whisper of uncertainty reached us. We moved fast, seizing the moment and locking in the third floor before the opportunity passed. The building had been stripped back to its core and reborn into a best-in-class workspace, complete with a grand reception and an immediate sense of arrival. Its expansive, light-filled floors boast panoramic views across St James’s and south over St James’s Park, with a private rooftop terrace offering some of the most coveted views in the city—straight over Buckingham Palace.

Fast forward 10 weeks, and the design and build phase is complete. The result? A richly layered, club-style office space that blends thoughtful design, luxurious fabrics and furnishings, and a refined, confident palette. Every detail reflects the client’s stature and the prestige of the location.
